Requirements vary by loan program — but here's what most lenders look for across the board. Don't worry if you don't check every box — that's why you work with a broker.

Credit Score580+ for FHA, 620+ for conventional, 700+ for jumbo. I work with lenders across all credit tiers — including borrowers rebuilding credit.
Down PaymentAs low as 0% (VA/USDA), 3% (conventional), 3.5% (FHA), or 10–20% (jumbo). Down payment assistance programs may further reduce this.
Stable Income2 years of employment history is ideal. Self-employed, contract, gig, and commission-based borrowers can also qualify with the right documentation.
Debt-to-Income RatioGenerally 43–57% depending on the loan program. Higher DTI may still qualify with compensating factors like strong credit or larger down payment.
Property TypeSingle-family homes, condos, townhomes, multi-unit properties (2–4 units), and manufactured homes may all qualify depending on the loan program.

Pre-qualification is a quick estimate based on self-reported information — it holds little weight with sellers. Pre-approval involves a full review of your credit, income, and assets, resulting in a verified letter that shows sellers you're a serious buyer with confirmed financing. I always recommend going straight to pre-approval — it's free and puts you in the strongest possible position.
How much do I need for a down payment?+
It depends on your loan program. VA and USDA loans offer 0% down. FHA requires 3.5%. Conventional loans can go as low as 3%. Jumbo loans typically start at 10–20%. Down payment assistance programs can reduce these amounts further. After our consultation, I'll identify every program you qualify for to minimize your out-of-pocket costs.
Why should I use a broker instead of going directly to my bank?+

How long does it take to close on a home?+
Most purchases close in 21–30 days from accepted offer. I manage the entire process personally — coordinating with the lender, title, escrow, and your agent — to keep things moving quickly. In competitive markets where fast closings matter, my hands-on approach has helped clients win deals that slower lenders would have lost.
Can I buy a home if I'm self-employed?+
Absolutely. Self-employed buyers can qualify using 2 years of tax returns, bank statements (12–24 months), or in some cases a P&L statement. The key is finding the right lender who understands self-employed income — which is exactly what I do. Many self-employed buyers who were turned down elsewhere have closed successfully through my network.
What are closing costs and how much should I expect?+
Closing costs typically range from 2–5% of the loan amount and include lender fees, appraisal, title insurance, escrow, prepaid interest, and property taxes. As a wholesale broker, I eliminate junk fees — you only pay for what's necessary. In some cases, seller concessions can cover part or all of your closing costs, which I'll help negotiate as part of your purchase strategy.
